Job Description for the Property Manager position:
We are looking for an experienced and motivated HMO Property Manager to join our team in Liverpool.
This role involves managing a portfolio of Houses in Multiple Occupation (HMOs), ensuring that they are maintained to a high standard, compliant with relevant regulations, and delivering excellent service to tenants.
The ideal candidate will have a strong understanding of HMO regulations and experience in managing shared accommodation.
Key Responsibilities for the Property Manager position:
- Oversee the day-to-day management of HMO properties, ensuring all properties are well-maintained, compliant with HMO licensing, and meet safety and legal standards.
- Conduct regular property inspections and address any issues promptly.
- Act as the main point of contact for tenants, handling all inquiries, complaints, and issues related to the properties.
- Facilitate a positive living environment and foster strong tenant relationships to ensure high occupancy and tenant retention.
- Ensure all HMO properties comply with local council licensing requirements, fire safety regulations, and health and safety standards.
- Coordinate necessary safety checks, including fire alarms, emergency lighting, and gas and electrical safety certifications.
- Manage rent collection, oversee arrears, and ensure timely payment processing.
- Prepare and manage property budgets, including forecasting and reporting on financial performance. Work to optimize rental income and control operating costs.
- Coordinate and manage routine maintenance, repairs, and renovations.
- Liaise with contractors and service providers, ensuring that all work is completed to a high standard and within budget.
- Manage the letting process, including advertising vacancies, conducting viewings, and handling tenant applications.
- Work to minimize void periods and ensure properties are occupied with suitable tenants.
- Handle tenant disputes and conflicts effectively, ensuring prompt resolution in line with company policies and legal requirements.
Qualifications & Experience for the Property Manager position:
- Proven experience in property management
- In-depth knowledge of regulations, licensing, and compliance requirements.
- Strong organisational skills with the ability to manage multiple properties and tasks.
- Excellent communication and interpersonal skills.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to work independently and make informed decisions.
- Knowledge of the local property market in Liverpool is an advantage.
